All right, welcome back. We are ready for our last section, which is commission news and resources. Here we're just going to review some new updates from around the commission, the division, and what's going on in your local real estate practice. There are a few new correct rules we want to discuss. We'll talk a little bit about the new real estate manual. We'll talk about some updates to the division website and some of the resources available for both licensees and consumers. We'll do a quick survey, and then you'll get to take your exam. So let's take a look. So obviously the real estate commission updates its rules fairly regularly, but there was a large update in 2024. So on their website, here's a little picture of where you can find all of the little links that we're going to talk about, but there were several changes made this year. There were some updated addition definitions. There were some ads and some changes to the commission approved forms. We already talked about those, but it will also discuss commission or continuing education requirements. There were some changes to the use and handling or trust of trust and escrow accounts, security deposits and rental proceeds. There were some changes to the rules on disclosure of confidential information. There have been updates to electronic media and advertising rules, rules involving sign crossing and property access. There is also some information about the commission's review of initial decisions and exceptions. There is a new data security policy and how to implement it. It discusses the use of markups. It discusses the use of non-commission approved contracts to buy and sell, and you will certainly be seeing more of those. You'll also have a discussion of compliance with federal law HR 73, or 7939, my bad, which allows for license portability for members of the military. So this allows real estate brokers in one state to have a portable license as required by that law if their spouse is relocated by the military. The 2025 Colorado real estate manual is now available. That is that magical book. It's an essential tool for all licensees, whether newly licensed or seasoned. It is updated annually with current situations, statuses, regulations. It's going to have our exciting new commission position statement this year. This is really, it's a huge resource to have, and you can purchase it. I think it's 41 bucks. It includes the online version as well, and you can get that on the website through LexisNexis. The link is at the bottom there. On the actual division website, you will find so many resources available to you. You'll find all the updated contracts and forms, both the ones which are promulgated by the Division of Real Estate and also those Bar Association forms that we talked about. You'll find the licensee advisories and the consumer advisories. You'll find, this is where your e-license portal is. That's where you can upgrade, renew, change your broker, do what you need to do with your licensing. The License and Public Disciplinary Action Lookup. You can verify that you have not had any discipline that you were unaware of by looking there. The Licensee and Common Interest Community Online Complaint Filing Education Program. This will talk you through how to deal with the complaints relating to HOAs and POAs. The education pages, if you're looking for what providers are approved for which courses, that's where you would find that information. The division website also includes the quarterly newsletters, the notifications, and it does have an abridged version of the real estate manual. If you're not somebody like me that just likes books, there is an abridged version which will have a lot of the pertinent information that you can access at no additional charge on the website. It also has the division rules and all the position statements. It will have the Colorado Open Records Act requests portal is available there. It has your HOA Information and Resource Center Program page and FAQs. It has a link to the division's YouTube channel which is updated even more frequently and has some great information. Here are a few links for you for some guidance on the Foreclosure Protection Act, on tenant assistance, for active and military foreclosures, and Colorado Foreclosure Hotline, as well as Colorado Housing Connects. These housing issues in Colorado, I mean, the statistical data in 2024 has shown us that housing availability, high taxes, cost of housing, foreclosure, and eviction are big and pressing issues in Colorado communities right now. These are some resources that are available both to licensees and the public that you can use to help your consumers. That brings us to the end of the information from the Commission. Of course, we value your input. Let the Commission know how the course is this year. If there's any feedback, you can access it via the link below. Then we have one more little thing to take care of, and that is your final exam. It is time to do that now. There are two versions of the exam. Remember, if you do not pass exam A, do not panic. There is an exam B, and you will pass. You do need to pass one or the other in order to download your certificate. In order to obtain a passing score, you need to get at least 70% of the questions answered correctly. Once you are ready to go ahead and proceed with that exam, you can go ahead and do that inside your portal. Thank you so much. See you in 2026.
